Stride Property Group to lead North Wharf Redevelopment

The Auckland Urban Development Office (AUDO) is delighted to announce Stride Property Group (Stride) as the preferred development partner for the future redevelopment of North Wharf in Wynyard Quarter.
This milestone marks the beginning of an exciting new chapter for one of Auckland’s most iconic waterfront destinations.
Stride is a leading New Zealand property company with a strong track record in sustainable development. Its portfolio includes office, retail, and industrial properties nationwide, and it manages over $3.3 billion in assets. Stride has delivered landmark projects such as the award-winning Auckland headquarters of Waste Management and NorthWest Shopping Centre.
The agreement, conditional on resource consent, will see Stride acquire a 125-year pre-paid ground lease for the property for $17.5m.
Stride has also entered into an arrangement with Ngāti Whātua Ōrākei as the cultural lead for the development to provide cultural advisory expertise to ensure the project reflects and respects the unique heritage and identity of Tāmaki Makaurau.
This collaboration represents Stride’s first development partnership with AUDO in Wynyard Quarter and signals a strong commitment to cultural integration and sustainable urban design.
Further details on the design will be shared in due course, including plans to incorporate the historic Red Shed, a building of special character status under the Auckland Unitary Plan. The Red Shed, with its distinctive red doors and rich history dating back to the 1930s, will remain a central feature of the redevelopment.
The vision for North Wharf is a permanent waterfront destination with ground-floor retail and hospitality, and commercial offices above. It is intended that the redevelopment will activate the wharf, draw people into Wynyard Quarter, and support Auckland Council’s long-term regeneration goals.
Construction will be carefully staged to minimise disruption and maintain public access. Timelines will be confirmed once resource consent is granted.

North Wharf as a Permanent Waterfront Destination
North Wharf is a vital link between the city centre and Wynyard Point, and its future redevelopment will be carefully managed to minimise disruption to surrounding residences and businesses.
North Wharf was originally developed between 2009–2011 by Sea+City and was designed as a medium-term strategy to create a lively destination while preserving future development potential. Today, the site spans 3,672 sqm and includes three buildings—the east and west wings which flank the historic Red Shed.
Its central location with sweeping views across the harbour makes it a favourite spot for locals and visitors alike. Current tenants include Good George, Gelatiamo, Rushworth’s, The Conservatory, The Good Luck Coconut, Joy Chic Bar, Seafood Paradise, Auckland Night Markets, and Wynyard Pavilion.
The vision is to transform North Wharf into a permanent waterfront destination, optimising the site with increased building height and mixed-use spaces, including ground-floor retail and hospitality, with commercial offices above.
Once complete, the redevelopment is intended to:

Wynyard Quarter continues to evolve as one of Aotearoa New Zealand’s largest urban regeneration projects, a place where people can live, work, and play by the Waitematā waterfront. This redevelopment is another step toward realising the vision for a mix of homes, shops, offices, and public spaces that celebrate Auckland’s maritime heritage while creating a lively, inclusive neighbourhood.
In alignment with the long-term vision for Wynyard Quarter, the site was marketed on behalf of Auckland Council in 2023, offering a 125-year prepaid ground lease. Stride have secured the opportunity and will release design concepts once plans are finalised.
What Happens Next?
There will be no immediate changes to North Wharf and the current buildings, and existing businesses will continue to operate as usual. Auckland Council’s Property team will continue to manage and work with the current tenants until settlement occurs following resource consent approval which is expected to be obtained in 2027.
Construction will be staged to mitigate impacts on businesses and public access, and it is intended that parts of North Wharf will remain active during the works. Timeframes for construction will be confirmed once resource consent is granted.
