We work in many locations across Tāmaki Makaurau to deliver urban regeneration.
Urban regeneration is planning for and investing in neighbourhoods to strengthen communities and their economies in order to make them even better places to live.


Urban regeneration and development
We lead regeneration programmes by planning strategically, investing in infrastructure and community amenities to enable development, and facilitate residential and commercial investment that supports local communities and drives sustainable, inclusive growth.
This supports Auckland Council’s clear plan for Auckland’s future growth, with more homes, stronger infrastructure, and better-connected communities in the places Aucklanders want to live.
Our work spans from revitalising specific town centres to enabling and supporting large-scale growth projects, ensuring Auckland is a vibrant, liveable city for all.

Our development partners
We don’t build new homes, shops or offices directly—we enable.

All developments must meet strict design and sustainability requirements. In our urban regeneration areas, all homes must be Homestar 6 or better—ensuring healthier, more efficient living for Aucklanders.

Property management
We manage more than 1,100 non-service council properties across Tāmaki Makaurau on behalf of Auckland Council, and provide property advice and services to the council group.
Our portfolio includes:

Our role is to unlock value from Auckland’s property portfolio—supporting council services, growth, and great place-making.

Property sales
We regularly review Auckland Council’s property portfolio and provide
When land or buildings are no longer needed for service delivery, we:

Assess future use opportunities

Consult with elected members, local boards, and mana whenua

Recommend properties for sale through council committees

Manage the sales process—ensuring community benefits wherever possible.
In regeneration locations, sales are part of a larger development vision, with conditions in place to ensure quality homes, public amenities and sustainable design.
